of Saskatoon?
Greengate Estates is a short 1.5 miles
(2.4 Km) to the major highway 11, a modern 4 lane divided
highway for a safe and easy commute to
Saskatoon, which is 12.5 miles (20 Km).
2) When did you get the approval for the municipal zoning of the land
and lots?
We got the municipal zoning approval on
July 15, 2008.

What is the latest date for building a house, once the
lot is purchased?
As per building restrictions in the contract, the purchasers have up
to three years to complete the
house.
4) Is the purchase price of the lot including municipal public utilities,
such as gas, hydro, city water,
cable etc.
Yes, lot
prices include roads, electrical, nature gas, telephone cable, and city
water.
Each
house
has an on-site
septic infusion system which is the owners responsibility. (approximate cost $5000
to $8,000).
Television will be via satellite (Bell) $250 plus
monthly fees.
5) When will the underground utilities be installed?
We are currently installing the underground utilities. We estimate this
to be completed by
December 2008.
6) Does any provincial tax, land transfer tax or any other
miscellaneous charges apply to buying the
lots?
GST
will be charged to all land purchases. There is no PST. There is the
annual property tax
payable to
the Rural Municipality. This tax will vary, depends on property and house value.
7) When
will the access roads inside the community be completed?
All road construction is completed.
8) When is the legal description of each lot available?
All legal
descriptions of all lots are available.
9)
Are there any restrictions or by-laws, concerning the size or shape of
the houses that will be built
in this
community?
Yes, as
per building restrictions Greengate estates requires a minimum 1200 sq foot home with
a
single attached or semi attached garage.
10)
Can the purchaser re-sell the land under the existing
regulations?
Yes,
the existing regulations must be followed.
11) Are there any restriction or easement on the use of the lots?
Yes, lots can
be used for single family residential purposes only.
12) What is the earliest date that the land title can be
in my name?
We can
transfer the title to your name upon financial settlement.
13) Is there a clear title to the entire Greengate Estates development?
Yes, the entire property is legally owned by Morgan Dragon
Development Corp.
14) Is any current soil safety test and/or land engineering survey available?
Yes,
the many tests and surveys have been completed. Engineering Geo-tech and building
recommendation reports
are available upon request.
